All our managed properties are currently let.
If successful in applying to rent a property we will ask for a holding deposit equivalent to one week's rent.
Once full references are received and approved by the landlord you will be required to pay, prior to any tenancy commencing, the balance of one month's rent in advance and a tenancy deposit equivalent to 5 weeks rent.
Restrictions now apply to the fees a letting agent can charge any prospective tenant. We set out our charges below in application process section.
We would look to meet all potential tenants at an initial viewing.
If you want to go ahead, then we will ask you for some basic information for the landlord about you and your employment / income. We would also want to know your intended moving in date and, if applicable, any furniture requirements.
If the landlord wants to proceed to full referencing, then we will ask for full details of your employer, or accountant if self-employed, current landlord and bank details. We will also require to see formal identification to comply with legislation and ensure you meet the governments rules to rent a property. At this time we would also ask you to pay one weeks' rent as a holding deposit.
We will then obtain the necessary references required by the landlord. If the landlord feels they you do not meet their desired criteria then we would return your holding deposit.
If the landlord wishes to proceed then we will organise the necessary paperwork and arrange a convenient meeting for this to be signed. Prior to releasing any keys / documents you will be required to pay the balance of one months' rent in advance and a security deposit, usually equivalent to 5 weeks' rent.
The landlords we represent do not usually allow pets in their properties, however if you have a pet, please let us know at the initial viewing.
As a letting agent we can only charge tenants a fee for certain services. We set out below some of these fees. Other fees chargeable to tenants will also be set out in any tenancy agreement
Change of tenant during an on-going tenancy - £75.00

Our standard fee for a managed property would be between 15% of rents received but may vary on the size of the client's portfolio. There will be additional charges for services such as serving tenants formal or legal notices and overseeing non-routine works at a property.

An energy assessment can also be used to just assess your property's energy efficiency and may be required should you wish to apply for grants available to cover the costs of improving that efficiency.
